Marsh Court Health Centre: What It Takes to Build for Healthcare

Some projects are measured in square metres. Others are measured in what they mean to the people who will use them. Marsh Court Health Centre in Leominster is firmly the second kind: a new medical centre that a town of more than 20,000 people had been waiting on for 15 years, now complete and handed over by Matrix IDC as main contractor for Frank H. Dale Ltd.

Healthcare construction carries demands that most commercial projects never face. A medical centre has to work hard from its first day of operation: more than 30 consulting rooms and treatment spaces, a dedicated research facility, clinical finishes that stand up to intensive daily use, and the services infrastructure to keep it all running for decades. Every design decision, every material and every detail of the fit-out has to serve both the clinicians working in the building and the patients walking through its doors.

The site itself set the first challenge. Positioned near the River Lugg, the building platform had to be engineered above flood level before construction could begin, protecting essential community healthcare infrastructure for the long term. From that foundation, our team delivered every stage as one contractor: groundworks and drainage, structure and envelope, and the complete internal fit-out.

The finished building reflects a design philosophy centred on wellbeing, with natural materials used generously inside and out. Our in-house joinery division played a central role here, designing, manufacturing and installing bespoke joinery throughout, from clinical fitted storage in the treatment rooms to the timber feature walls that bring warmth to the patient areas. When joinery is made in our own workshop rather than bought in, quality is controlled at every step, which matters enormously in a healthcare environment.

Handover on a healthcare project is a discipline in itself. Alongside the building, we delivered full operation and maintenance documentation and a comprehensive fire safety strategy, giving the practice team everything they need to run the centre confidently from day one. The building was formally opened by Prof Sir Sam Everington, President of the Royal College of General Practitioners, and now serves the Leominster community with capacity for 19 GPs and around 90 staff.
